Rehab a Home w/HUD's 203(k)

Funds for Handyman-Specials
and Fixer-Upper

The purchase of a house that needs repair is often a catch-22 situation, because the bank won't lend the money to buy the house until the repairs are complete, and the repairs can't be done until the house has been purchased. HUD's 203(k) program can help you with this quagmire and allow you to purchase or refinance a property plus include in the loan the cost of making the repairs and improvements. The FHA insured 203(k) loan is provided through approved mortgage lenders nationwide. It is available to persons wanting to occupy the home. The downpayment requirement for an owner-occupant (or a nonprofit organization or government agency) is approximately 3.5% of the acquisition and repair costs of the property.

A journey through Warren county

"Wednesday, 11th.—We started pretty early, baited at Martin Keever's, and then rode on to Waynesville. This little town is situated on the western bank of the Little Miami. The lots are sold to none but actual settlers, and, though it was only settled last spring, about fourteen families are already here. They have the advantage of good air, good water and good land. They are also on an equality. Pride and slavery are equally strangers; industry is seen in all, and the consequences are, they are happy.

It all began...

It all began when our 401K nearly disappeared. A Sunday night speaker http://www.agfinancial.org/ at church said, "tomorrow morning you will hear that American banks and investment companies have failed...".
...and it was so.

Wayne's job gives him a new assignment, to open another campus of Small Houses http://www.otterbein.org/about-us/avalon for Otterbein Homes http://www.otterbein.org/
which will land Wayne the husband/father unit in Lebanon and require a move for the family base camp.

So now what? Carter will be a senior in high school [class of 2011] and then we will have empty nest...for a moment.

So now what? What is sustainable?
I set up a real estate search alert [a client portal http://remax-elite-sooh-oh.com] that automatically feeds new listings for under 100K houses in Warren County Ohio.
Could I live in a ranch? ...http://www.atomic-ranch.com/resources/resources.php

124 days ago [November 24, 2009] a new listing uploaded: 1988 Keever Road.
"Subject to Lenders Short Sale. Sold As Is. Large eat-in Kitchen/Dining area. Large lot. Home needs TLC. County Recorder square footage 1546. Hardwood floors. Beautiful woodwork."

...empty nest, weekend commute house, a grandma and grandpa house this could be a great house.

Check it out every which way...google maps street view, satellite views,
Warren County Auditor's, www.co.warren.oh.us/audit, site maps and documents.
Cool!...I can see this place RetirementPlan20.10.

B
y early December my wary husband drives us down from Columbus to Lebanon, Ohio for a walk through.

Bare for winter, it is personal; not just a description in the MLS listing*(see below). Up close and personal. I find
an attic w/stairs, a basement with a spider room, a bridge over a spring's run, horses across the front yard, and a train chugging visitors along the bank of the Turtle Creek South Lebanon, Ohio.www.lebanonrr.com/. Way Cool!

Donna Kiser our realtor, a woman of few words...203K HUD rehab loan. It's a long process but a good deal, if you qualify.
